LOFTER GROUP, a professional building services operator, has collected about 100 classic items left behind by the owners of 26 ageing buildings it has redeveloped and refurbished over the past nine years.

 

Carol Chow, who founded Lofter in 2012, decided to turn two ground-level shops at its recently acquired HK$600 million (US$77 million), 50-year-old tong lau (tenement building) in Prince Edward into a 4,000 square feet Concept Studio to showcase the collection until August 27.

星島日報:樂風申改建大角嘴工廈

財團持續透過改劃增項目發展規模,樂風集團旗下大角嘴必發道100至114號工廈,向城規會申請放寬地積比率,並重建為1座28層商廈。

城規會文件顯示,項目佔地約1萬方呎,擬議略放寬地積比率,以准許作辦公室、商店及服務行業用途,地積比率14.4倍,總樓面約14.4萬方呎。若申請成功,項目將為1座28層商廈(包括2層地庫、1層空中花園/隔火層)。將提供65個私家車車位、4個電單車車位。

申請人認為,項目與政府政策一致,與規劃意向相同、並與地區發展轉型相一致,有效運用土地資源。申請人亦指,申請提供設計上具優點,及沒有不良的渠務及排污影響。資料顯示,項目位於大角嘴核心地段,鄰近西九龍走廊,同時區內亦有不少工廈等。

世邦魏理仕料中資租賃需求放緩

事實上,近年本港寫字樓市况走勢凌厲,據世邦魏理仕最新公布《大中華區2019年房地產市場展望》報告,全港靈活工作空間 (包括共享工作間及服務式寫字樓在內) 的總存量由2017年87.3萬方呎增加至2018年的110萬方呎,其中九龍區的靈活工作空間存量增加得最多,按年增長53%。

 

該行又指,2018年香港甲級寫字樓市場表現強勁,租金按年由2017年的3.1%增加至6.7%,但貿易衝突、資金外流管制及人民幣貶值影響,來自中資企業的租賃需求會在今年上半年進一步放慢,而今年將有7個全新甲級寫字樓項目落成,合共提供240萬方呎,預計今年將出現兩極局面,核心市場的租金會下調最多5%,但非核心地區的租金則錄最高5%增長。

 

另2018年核心區街舖租金終錄得正增長,全年租金錄0.2%微升,是連續4年下跌後錄得首次增長,而本港商場租金於2018全年大致持平。該行又預期,今年街舖租金表現大致持平。

信報財經新聞 :樂風農曆年後推LOFTER LEGEND 入場費86萬

樂風集團創辦人周佩賢表示,集團今年計劃推出多個項目,預計最先推出是坐落於觀塘道342至344號泉源工業大廈,屬九龍東核心商業區地段的LOFTER LEGEND項目,目前項目全新示範單位正在趕工,按進度將於農曆新年後竣工,隨即會推出市場發售,預計首批約48個工作室,入場費約86萬元起。

 

她指出,今個月初起LOFTER PRIME和LOFTER GRAND的買家會分批收到由發展商寄出的交樓通知書,並且陸續有買家到項目現場檢收單位。部分買家已完成收樓程序後,對於單位優質水平感到滿意,並表示交付質素超出他們的預期。

 

周佩賢稱,去年初利嘉閣地產總裁廖偉強購入LOFTER PRIME一伙坐擁海景工作室,早前也親身到LOFTER PRIME現場了解項目最新進度。廖偉強表示,LOFTER系列一向以質素高見稱,而今次現場感受過現樓後,更加投以信心一票。
