【經濟日報】復甦訊號釋出 工商舖價看升半成 樂風周佩賢:二綫區反彈較快 看好黃竹坑大角咀

隨着去年 11 月政府撤銷工商舖雙倍印花稅之後,工商舖市道好轉。樂風集團主席兼創辦人周佩賢 認為,市場已經釋放出復甦的訊號,預計下半年工商舖升幅可達半成,若果順利通關升幅更可能 擴大至 8%。 去年 11 月底的《施政報告》宣布,撤銷非住宅物業的雙倍印花稅,據土地註冊處資料顯示,今年 首 5 個月非住宅成交註冊量錄得 8,415 宗,較去年同期只有 4,205 宗,按年倍增,工商舖樓價亦開 始有觸底迹象。

 

大機構投資者 開始物色物業

樂風集團過去參與不少工商業項目發展,周佩賢認為,市場已經釋放出復甦訊號,第一點是由去 年第 4 季開始,有大型機構投資者或者外資基金,開始在市場物色工商物業,認為由 2019 年開 始,工商舖市道已經衰退了兩年,資金已經遏抑了一段時,形容大型機構的行動「永遠行先個 Market」,意思是行動會較市場迅速。

 

另一方面,則是實際的市場需求,近期工商廈的租金開始出現止跌,而且佔用率亦開始回升。「4 月份牛頭角商廈錄得近兩年最大宗的租務成交,見到市場除了成交量回升之外,還有租賃需求恢 復,都是市場復甦訊號」。

 

至於下半年工商舖復甦速度,周佩賢認為,取決於本地消費力,以及能否順利「通關」等因素。 在本地消費方面,雖然近月失業率由高位 7.2%逐步回落至 6%,但會否跌到去年某個水位就停滯, 均影響到本地消費力,以及能否持續有資金流入樓市。

 

通關則是另一個重要因素,周佩賢指出,過往工商市場有相當多需求來自內地或者外地資金,因 為內地客買住宅物業須支付高達 30%的印花稅,相對而言,政府撤銷工商舖的雙倍印花稅後,若果 購買一個中價(400 萬至 600 萬元)的工商物業印花稅只是 3%,相對買住宅要 30%,交易成本就 差了 27%。

 

「這批(內地)客還未回到香港,他們可能只是購入部分工商舖作收租,要實地看產品、物業才 決定入市」。周佩賢認為,下半年工商舖樓市會將會升 3 至 5%,而若果能夠「通關」的話,半年 後升幅更會達 7 至 8%。

【東周刊】押注舊區活化 9年完成26項目 80後女工程師 變身「重建特攻隊」

全港現有三萬七千多幢住宅大廈,當中七千多幢樓齡逾五十年,部分因長期欠缺維修,以致樓宇質素欠佳;加上近年政府提倡活化工廈,造就舊區重建如火如荼。 八十後女工程師周佩賢睇準舊區活化有錢途,大學畢業後獲父親借錢創業,讓她在市區以低價買入舊樓,再落手落腳改間隔翻新轉售賺到第一桶金。


她發現市場上有不少坐擁資金、但又欠缺起樓經驗的投資者,有意加入發展商行列,遂萌生一個本港罕見的生意模式,成立一支包括建築、測量、機電工程、法律等專業人士在內的「重建特攻隊」,成為客人進軍地產發展的盲公竹,由物色收購有潛質舊廈,至拆卸重建,再到銷售推廣及安排售後管理物業,提供一條龍服務。創業至今短短九年,已完成二十六個委託項目,提供顧問服務的項目,累積規模逾六十億港元。

鑒於有傳媒於 2021 年 5 月 28 日刊載有關「集資近百億掃舊樓改建」之報導,內容存在曲解及不實之處,為免公眾遭誤導,樂風集團有限公司現作出以下聲明以正視聽﹕

 

  1. 樂風集團獲委托作為專業顧問的項目,當中的持份者(股東)並不等同項目銷售時個別單位的買家,報導中提及的撻訂買家並非該項目的股東或持份者,報導內容將撻訂買家與項目持份者(亦即賣方)兩者混淆,與事實完全不符。再者,該撻訂買家違反物業買賣協議,被沒收其所支付的訂金,乃遵循業界一貫做法,絕對合情合理。

 

  1. 報導中所指「牛頭角泉源工業大廈項目仍未回本」的說法與事實不符,本集團於報導刊登前已清楚地回應傳媒,強調該項目雖於去年曾因疫情市況欠佳而提供短時間的折扣優惠以推動銷情,惟自去年第四季起,當市況回穩時,定價已逐步回復甚至超越疫情前的水平,項目用公允價值計算,已獲可觀正回報,集團對於傳媒以偏概全的報導表示遺憾。

 

  1. 集團從未授權或聘請任何中介為任何項目公開招募資金,報導中所引述利嘉閣經紀的言論嚴重失實,與本集團完全無關,當中提及大角咀必發道項目之公司股東架構更早已確定,地基工程亦已完成,時序上出現根本性的謬誤,不可能再接受新股東參與。

 

  1. 一巴仙國際培訓集團與樂風集團乃兩間獨立的公司,樂風集團與一巴仙的投資課程並無任何關係,亦從未聘請其為中介公開宣傳或公開集資發展項目。

 

  1. 樂風集團獲委託作為專業顧問的每個項目都是獨立運作,每個項目的持分者組合也有所不同,絕對不存在報導中所述,將資金無限循環的說法。

 

  1. 樂風集團創辦至今九年,多年來提供專業顧問服務的項目累積資產規模突破六十億港元,9 年間已有超過 26 個物業增值項目完成委託服務,全部均獲得不俗的正回報。樂風集團的長期佳績及專業團隊備受知名機構投資者、家族辦公室以至國際房地產基金青睞,如 2019 年夥拍美資房地產基金收購大角咀必發道的工廈項目,以及新近夥拍石壁投資收購太子基隆街 1 至 15 號物業的全部業權等,正反映市場對集團運作模式的肯定。
